Navigating Today’s Real Estate Market with The Parker Group

The real estate market is constantly changing, but buyers and sellers still have opportunities with the right strategy. Julie Warren of The Parker Group recently appeared on Coast Life to discuss how creative financing and informed decision making can help people navigate current conditions.

Warren explained that higher interest rates have changed the math for many households. Instead of waiting for rates to drop, some buyers are turning to seller financing, assumable loans, and rate buy downs to make monthly payments more manageable. These tools are not right for every situation, but they can open doors when traditional financing feels out of reach.

For sellers, the conversation focused on realistic pricing. Overpricing a home in a slower market often leads to stale listings and eventual price cuts. Warren noted that homes priced correctly from the start still attract strong interest, especially when they are well prepared and marketed with clear photos and honest descriptions.

She also stressed the importance of working with an agent who understands local conditions rather than relying on national headlines. Real estate is local, and the experience in one neighborhood can differ greatly from another just a few miles away.

Warren encouraged both buyers and sellers to ask questions, review their finances carefully, and consider options they may have dismissed in the past. Flexibility, she said, is often the difference between waiting on the sidelines and making a move that fits your life.
